How the Investment Process Turns


 

1. Conduct preliminary analysis of project scope and capital requirements.
    a. Construction Interim Loan, 8-10 draws
    b. Investor Cash, our terms are fixed through 8-10 draws
2. Acquire land via First Realty, Mantissa Construction LLC Partnership
    a. Put land under contract
3. Conduct all due diligence on land and building requirements
4. Finalize build requirements, specifications and prints
5. Come to terms via a construction contract
6. Close on Construction and/or Land Loan
7. Soft-Cost funds due at signing
8. Initialize marketing scheme via in-house sales
9. Start build process
10. Put on the Market
11. Finalize Punch list
12. Deed the Home
13. Close the sale and pay off debt service

The investor is responsible for all hard money and capital for the land and construction loan that the lender may require. The land can be combined with the construction loan or be purchased prior to financing. The equity that is used toward the land acquisition can also be used as equity to lower LTV. We require all entities that are involved in the transaction to be disclosed via affidavit.
