Owner/Investor Financed Build Programs
Turn-Key—this ideal method for investing allows the investor to be presented with all duties from land acquisition to marketing which are followed for approval by Mantissa Construction LLC. This encompasses searching, negotiating, due diligence and site work of land, pulling all permitting, architectural design, prints, layout, finishes, construction and marketing. This requires capital for the land and construction interim loan and some up-front involvement.The rest is left up to us. This is the quickest return on your investment, for a minimal additional cost.
Co-op Build—this program is suitable for the experienced real-estate investor that has done his homework in the market area and wants to design a custom project or make changes to our homes without bothering with the city permitting, demolition or other services that we offer. We will market the homes preconstruction. This program will require more time and energy while both sides come to terms and finalize prints and design. This requires teamwork, accountability and allows the financier to determine scope of development.
Build Only—this program requires all the preliminary work and due diligence to be done by the investor prior to contracting. We will act as the General Contractor only and will build to prints once finalized. This is purely a contract to build and the investor understands the responsibility at hand. This method is not recommended for inexperienced real-estate construction investors and requires several man-hours. This will be the least inexpensive rate to build, however, all duties, permitting, design and financials must be in place before contracting.
